Stop thinking about what you might lose. Start imagining what you could gain.
When two or more REALTOR® Associations consider merging, the conversation too often focuses on what might be lost. Will we lose our identity? Our independence? Our local influence? This type of scarcity thinking often derails regional collaborations before they even get started. There’s a much more compelling question association leaders should be asking:
What can we deliver together that neither association could realistically afford or accomplish independently that will have a meaningful difference for our members?
Instead of thinking about mergers as consolidation or a loss of control, let’s start thinking about them as UPSIZING. When you combine efforts, capital and staff, you can upsize education, advocacy, technology, leadership talent and most importantly, upsize the resources available to help brokers and agents build more successful businesses.
The real opportunity isn’t simply to combine organizations and reduce expenses. It’s to create an association that delivers significantly more value than either organization could on its own and helps members in meaningful ways that matter to them.
Imagine What You Could Accomplish Together
Think about the opportunities that open up when associations combine their resources, talent and influence.
Upsize Education and Programming. With more budget you can bring in nationally recognized educators and industry-leading speakers. You can invest in a Learning Management System that delivers education on demand. You can hire professional trainers who visit broker offices. You can now offer practical courses in business planning, brokerage growth, marketing, negotiation and AI
All of these efforts can help brokers and agents build more profitable businesses. After all, isn’t that what all of us who support agents and brokers are supposed to focus on?
Upsize AI and Technology. Upsized organizations can invest more in technology expertise, practical AI training and tools that improve productivity, both for the Association and your members. With higher level tech expertise you can negotiate better technology agreements and help brokers and agents put emerging technologies to work instead of struggling to keep up.
Upsize Leadership and Professional Management. An upsized organization has a much better shot of attracting, compensating and retaining exceptional executives and innovative staff. A more well-heeled organization can Invest more in board education, industry conferences and leadership development and it can afford outside expertise in strategic planning, human resources, performance evaluations, financial management and customer satisfaction research not currently possible.
Upsize Regional Influence and Advocacy. With a larger geographic region, the upsized association can become a more influential voice in regional economic development, housing affordability and infrastructure planning. Political fundraising can do more to build stronger relationships with elected officials, business leaders and local media.
Upsize Geographic Reach. Real estate doesn’t stop at association boundaries. An upsized organization can bring together geographically diverse leaders, expand professional networks and help brokers and agents secure referrals, expand their teams and grow their businesses across a larger trading area.
Upsize Financial Strength. Upsized organizations can build stronger reserves, increase purchasing power and potentially qualify for additional grants and programs tied to membership tiers. Greater resources also improve the ability to manage expensive litigation, declining membership, changes to the variable dues formula or the departure of a major brokerage.
Upsize Marketing and Consumer Awareness. Invest in professional communications, consistent media outreach and regional consumer campaigns that reinforce the value of working with a REALTOR®.
One Plus One Can Equal Much More Than Two
What if the primary objective was to dramatically increase the value delivered to every broker and agent?
A larger association can preserve local representation and community relationships while gaining resources that were previously out of reach. Thoughtful governance and strong leadership can ensure that growth translates into tangible benefits, not just a bigger organization.
Stop Thinking Like an Island
There’s understandable pride in an association that has served its community for generations. But protecting an organization’s history shouldn’t come at the expense of its future. The real estate industry is changing rapidly. AI is transforming the business. Broker profitability is under pressure. Consumers are more empowered to drive real estate decisions. Legal risks are everywhere. Smaller associations with limited reserves may be especially vulnerable to these challenges.
Remaining independent may feel like maintaining control, but it can also mean accepting limitations that could be overcome by joining forces. Association leaders need to think less about preserving the good old days and focus more about building the organization their brokers and agents will need tomorrow.
A successful merger isn’t about losing your association. It’s about gaining the ability to serve your members in ways that were never possible before.
That’s the power of upsizing.
